About East Cambie

Conveniently ensconced by three major freeways and retail mecca Bridgeport Road to the north, the East Cambie neighbourhood in Richmond is a diverse mix of urban culture with housing options to match. Home of lovely tree lined streets, East Cambie is adjacent to parks, shopping, restaurants, banks, golfing & recreation. In recent years, growing families and real estate newbies now call Richmond’s desirable East Cambie neighbourhood home.

Location

With No. 5 Road and Cambie at its epicentre, the East Cambie neighbourhood is situated with Bridgeport Road to the north, No 6 Road to the east, Westminster Highway and the Richmond Nature Parks in the south and Shell Road to the west. 

Schools

East Cambie has some of the finest public schools in Richmond. For kindergarten to grade 7 there’s Mitchell and Kathleen McNeely Elementary Schools. Historic HJ Cambie Secondary School, AKA the ‘Palace’ by staff in other Richmond schools dates back to 1928 on Lulu Island with grades 8 to 12. The high school offers academic, athletic & artistic disciplines for local students. All schools in East Cambie are members of Richmond School District No. 38 with their reputation for excellence in public education.

Residential

Enjoying remarkable growth and popularity with buyers since the 1980s, the East Cambie neighbourhood in Richmond has much to offer. East of No. 5 Road, home hunters will find plenty of newer builds with large footprints, small yards & city approved gates. West of No. 5 you’ll notice roomier, older single family dwellings with balconies. Due north of Cambie Street, ranchers, split-levels & post-war bungalows with ditches out front are still common. In addition, upwardly mobile millennials and those looking to downsize will find a good selection of newer duplexes, townhomes & condominiums, some as master planned communities such as Wembley, 109 modern design townhomes with three or more bedrooms, private yards and side-by-side garages.  

Recreation

Cambie Community Centre shares facilities with the adjoining HJ Cambie Secondary with three gymnasiums, fitness centre, dance fitness studio, games room & meeting rooms. Just outside lies King George Community Park - a 48 acre expanse of green space with a host of outdoor amenities including artificial turf sport field, spray park, wading pool, community garden, picnic area & the popular Cambie Community Gathering Place - an outdoor amphitheatre with public seating for community events. You’ll also find baseball diamonds and basketball and tennis courts. 

In the south portion of East Cambie there’s the twin Richmond Nature Parks. West is a 106 acre remnant peat bog with walking trails, forest & pond habitats. An elevated board walk includes a wheelchair accessible route. Of equal size, East Nature Park is an un-programmed green escape with walking trails and small bridges over natural sloughs.

Restaurants

Sip, sup, party it up. With some of the finest south Asian restaurants anywhere in Richmond, great food is part of the East Cambie attraction. Favourite fare includes Continental Seafood Restaurant, Tandoori Kona & Kiyo Sushi. Spending time with family on holidays and special occasions is an East Cambie tradition. Well known chain restaurants are also found in the neighbourhood with a Subway, Church’s Chicken & Domino’s Pizza filling the bill.

Shopping

Located on the neighbourhood’s northern border, Costco Richmond is one of the busiest and best locations in all of North America. Another world class retail outlet in the East Cambie neighbourhood is IKEA, that world famous Swedish destination. Cambie Plaza includes a Shoppers Drug Mart, Richmond Public Library local branch, bank, dental clinic, hair salon & more. For home improvement and professional services, Bridgeport Road offers almost one of everything, while Trail Appliances, Golf Town & The Home Depot are just minutes away.

Transportation

All roads lead to the East Cambie neighbourhood, as Highway #99, #91 & Knight

Street make for easy vehicle access. East Cambie is just 6.7 km from international flights at YVR and only 25 minutes or less to downtown Vancouver. Handy Translink bus connections to the Canada Line include the 416 East Cambie/Brighouse Station Community Shuttle. Serving the Richmond community since 2009, Canada Line rapid transit connects the East Cambie neighbourhood to Vancouver International Airport, Richmond Centre and Waterfront Centre in downtown Vancouver. Offering quick access to Highway 99, the US border crossing in White Rock and BC Ferries in Tsawwassen are less than 30 minutes away.
